A Non-Traditional Project Yields Uncommon Success: Sunset Industrial Complex
 

The City and the Brentwood Redevelopment Agency developed the Sunset Industrial Complex, a 27-acre industrial park that caters to small and mid-sized businesses.  Sunset Industrial Complex was an economic development strategy envisioned by the City and Redevelopment Agency to accomplish three very important goals:

  1. Attract and retain businesses by providing a well-planned and established industrial area;
  2. Bring investor/developer confidence to Brentwood where there was no long-term market history for this type of industrial product; and
  3. Provide relocation opportunities for businesses fronting Brentwood Boulevard, a key component to the revitalization of this important thoroughfare.

In partnership with the City, the Redevelopment Agency funded $3.8 million for the installation of infrastructure for the Complex, including sewer, water, streets, sidewalks and landscaped edges, as well as the development of ready-to-build pads. 

City and Agency staff worked closely with local businesses to help them re-establish their operations to the Sunset Industrial Complex.  This not only enabled them to expand their operations, but it opened up the potential for redevelopment opportunities of the properties left behind, particularly for those businesses located on Brentwood Boulevard, the gateway to our well-planned community.  By removing these industrial businesses from the City’s main thoroughfare, the City and the Agency were able to begin planning the revitalization and rebirth of the boulevard corridor, a strategic goal in light of its imminent abandonment as State Highway 4.

Sunset Industrial Park will generate more than 600 jobs, will increase the property assessed values by more than $30 million at build out, and will create an impact on the local economy of $20 million annually.
