FACILITIES MAINTENANCE WORKER II

Class specifications are intended to present a descriptive list of the range of duties performed by employees in the class. Specifications are not intended to reflect all duties performed within the job.

SUMMARY DESCRIPTION
Under supervision Facilities Maintenance Worker I or general supervision (Facilities Maintenance Worker II) of assigned supervisory or management staff performs a variety of semi-skilled and skilled duties in the maintenance, repair, and/or renovation of City facilities; inspects the work of outside contractors performing maintenance work and reports to higher level personnel; performs plumbing, carpentry, electrical, remodeling, painting, and a variety of other related craft work as assigned; operates a variety of maintenance equipment including maintenance vehicles, a variety of hand, power, and shop tools; assists in the training of lower level maintenance staff; and performs other related duties as required..

IDENTIFYING CHARACTERISTICS
Facilities Maintenance Worker II – This is the full journey level class within the Facilities Maintenance Worker series. Employees within this class are distinguished from the Facilities Maintenance Worker I by the performance of the full range of duties as assigned including the more complex operation and maintenance duties, operating a variety of equipment, and providing training to less experienced Facilities Maintenance Workers. Employees at this level receive only occasional instruction or assistance as new or unusual situations arise, and are fully aware of the operating procedures and policies of the work unit. Work is normally reviewed only on completion and for overall results. The Worker II is further distinguished from other classifications in that incumbents perform more specialized maintenance functions related specifically to the maintenance of major public owned facilities, systems, and equipment. Positions in this class are flexibly staffed and are generally filled by advancement from the Facilities Maintenance Worker I level, or when filled from the outside, require prior experience. Advancement to the “II” level is based on management judgment and/or certification or testing that validates the performance of the full range of job duties..

REPRESENTATIVE DUTIES
The following duties are typical for this classification. Incumbents may not perform all of the listed duties and/or may be required to perform additional or different duties from those set forth below to address business needs and changing business practices.

  1. Operates a variety of maintenance equipment including power and hand tools; performs preventive maintenance and repairs on equipment.
  2. Performs inventory control of maintenance equipment and supplies; assists in the purchase of equipment and supplies as necessary.
  3. Provides courteous customer service; responds to questions and inquiries from City staff and the general public regarding various maintenance projects; resolves customer problems or complaints.
  4. maintains cleanliness of assigned work areas and facilities.
  5. May provide work instructions to a project crew. Assists and trains less experienced personnel as assigned.
  6. Attends training and safety meetings as necessary.
  7. Performs related duties as required.
  8. Performs or assists in the inspection and monitoring of the work of contractors performing the maintenance, repair, construction and installation work in City facilities; ensures work is performed in accordance with contractual agreements and City standards.
  9. Observes safe work methods and uses safety equipment; sets traffic controls, secures worksites from hazards as necessary.
  10. Prepares and maintains a variety of written records and reports; reads and interprets plans, specifications, blueprints and schematics; prepares as-built sketches.
  11. Performs a variety of semi-skilled and skilled maintenance, repair, and minor construction work of City facilities; performs and assist in facility maintenance tasks involving plumbing, carpentry, electrical, remodeling, painting, and a variety of other craft work.
  12. Oversees the operation and maintenance of the City pool and ensures compliance with established pool operation and maintenance procedures and practices; monitors pool chemical levels and ensures health and safety procedures are followed; rebuilds and/or replaces pumps; calibrates and adjusts equipment; cleans and maintains heaters; waxes and/or cleans slides, decks, and other pool equipment; orders swimming pool equipment and supplies as necessary.
  13. Maintains internal and external facility lighting fixtures including replacement of ballast, light bulbs and fluorescent tubes as necessary; performs periodic light surveys to determine when lights need to be replaced.
  14. Performs a variety of carpentry duties; maintains carpentry equipment and tools.Installs, repairs, and maintains a variety of plumbing fixtures and fittings including sinks, toilets, faucets and related equipment.
  15. Operates, maintains, adjusts, and repairs air conditioning and heating units and components.
  16. Performs general maintenance duties inside and outside of facilities; replaces tiles; paints inside and outside of facilities; removes graffiti; installs doors and windows; installs and repairs locks; patches roofs.
  17. Troubleshoots various electrical problems involving electrical lines, switches, controls, and sensors; repairs and replaces electrical fixtures, switches, and related equipment using a variety of materials, tools, supplies, and equipment.
  18. Responds to facility emergencies including roof leaks and restroom overflows.
  19. QUALIFICATIONS
    The following generally describes the knowledge and ability required to enter the job and/or be learned within a short period of time in order to successfully perform the assigned duties.

    Knowledge of:
    Operations, services, and activities of a facilities maintenance program. Practices, techniques, materials and equipment used in maintenance, construction and repair of facilities. Materials, methods, terminology, and tools used in the maintenance, repair, and construction of building structures and systems including those used in performing rough and finished carpentry, plumbing, electrical, remodeling, painting, and a variety of other craft work. Relevant laws, codes, ordinances, regulations, applicable building codes, fire regulations and safety precautions. Shop mathematics applicable to the building trades. Operational characteristics of tools and equipment used in assigned maintenance activities. Proper procedures used in the maintenance and repair of hand and power tools. Occupational hazards and standard safety procedures. Minor service and maintenance of trucks and equipment. General ADA standards. Inventory tracking and control. Basic report preparation. Principles and practices of record keeping.

    Ability to:
    Willingness and ability to work scheduled and emergency overtime and be available on call as required. Perform semi-skilled and skilled facilities maintenance work. Perform and inspect the work of contractors performing maintenance, repair and construction on city facilities. Perform maintenance, repair and installation of facilities, lighting fixtures. Operate a variety of maintenance tools and equipment related to area of assignment. Perform heavy manual labor. Maintain accurate records and produce reports and documentation. Interpret laws, and regulations, and codes, and enforce them. Ensure that safety procedures are properly followed including those related to traffic control. Safely and effectively operate a variety of maintenance equipment, tools and materials. Train less experienced personnel. Respond to public inquiries and requests. Read and interpret plans and diagrams. Estimate necessary materials and equipment to complete assignments. Ensure adherence to safe work practices and procedures. Work independently in the absence of supervision. Understand and follow oral and written instructions. Interpret and follow Material Safety Data Sheets (MSDS). Communicate clearly and concisely, both orally and in writing. Utilize personal computers and computer software. Establish and maintain effective, tactful and courteous working relationships with those contacted in the course of work.

    Education and Experience Guidelines - Equivalent to the completion of the twelfth grade. Related coursework in equipment maintenance and repairs is highly desirable.

    Facilities Maintenance Worker II
    Education/Training:
    Equivalent to the completion of the twelfth grade. Related coursework in equipment/building maintenance and repairs is highly desirable..

    Experience:
    Two years of experience in the maintenance and repairs on plumbing, mechanical and electrical systems and equipment commonly found in publicly owned facilities with performance of duties comparable to a Facilities Maintenance Worker I with the City of Brentwood. Experience providing lead direction is desirable.

    License or Certificate:
    Possession of, or ability to obtain, an appropriate driver’s license and a satisfactory driving record as determined by the City Possession of a valid Universal Certificate for handling refrigerants under the code of Federal Regulations as administered by the Environmental Protection Agency is required within the probationary period. Possession of, or ability to obtain, a Pool Maintenance Operator certification within six months of employment may be required for some positions.

    Physical: Primary functions require sufficient physical ability and mobility to walk, stand, and sit for prolonged periods of time; to frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and make repetitive hand movement in the performance of daily duties; to climb and work at unusual heights on ladders; to lift, carry, push, and/or pull moderate to heavy amounts of weight; to operate assigned equipment and vehicles; and to verbally communicate to exchange information.

    Vision: See in the normal visual range with or without correction. To read fine print on labels, manuals, maps, and diagrams and with no color deficiencies to work with color-coded wires.

    Hearing: Hear in the normal audio range with or without correction.
