RECOMMENDATION
Receive and file informational report on final map approval by the City Manager of Subdivision No. 8954, Prewett Ranch Phase I, developed by Suncrest Homes.

PREVIOUS ACTION
On September 9, 2003, City Council adopted Ordinance No. 759, authorizing the City Manager to approve final subdivision maps and execute subdivision improvement agreements.

On August 16, 2005, by Planning Commission Resolution No. 05-53, Planning Commission approved Tentative Subdivision Map No. 8954.

BACKGROUND
In compliance with State Subdivision Map Act Section 66458 (d), and Municipal Code Section 16.165.030, please be advised that the above-referenced Final Map and associated Subdivision Improvement Agreement have been presented to the City Manager for approval and execution.

Tentative Subdivision Map No. 8954, upon which this Final Map is based, was approved by Planning Commission Resolution No. 05-53, on August 16, 2005. Suncrest Homes (“Developer”) is developing the property located between Lone Tree Way and Grant Street, east of O’Hara Avenue.

This Final Map No. 8954 consists of 42.40 acres and is being subdivided into 98 lots and 6 remainder parcels, two of the parcels will be further subdivided for Phase 2 and Phase 3. Per the Conditions of Approval of the Tentative Subdivision Map, the Developer will be widening the south half of Lone Tree Way from Tilton Lane to Anderson Lane and Anderson Lane from Lone Tree Way to Grant Street.

This Final Map has been checked for conformance with the approved Tentative Subdivision Map and all Conditions of Approval. The Developer has signed the proposed Subdivision Improvement Agreement, the appropriate improvement security (Faithful Performance and Labor & Materials Bonds) has been posted, and dedications for the appropriate roadways, parcels and easements have been offered.

In order for this Final Map to be recorded, the City Manager needs to approve the Subdivision Map, accept the offers of dedication as shown on the Subdivision Map and also execute the Subdivision Improvement Agreement for Final Map No. 8954.
