Receive Informational Report on final map approval by the City Manager of
Subdivision No. 8910, The Vineyards at Marsh Creek – Phase 5B, developed by
On September 9, 2003, City Council adopted Ordinance No. 759, authorizing
the City Manager to approve final subdivision maps and execute subdivision
On March 16, 2004, by Planning Commission Resolution No. 04-20, Planning
Commission approved Tentative Subdivision Map No. 8796.
In compliance with State Subdivision Map Act Section 66458 (d), and
Municipal Code Section 16.165.030, please be advised that the
above-referenced Final Map and associated Subdivision Improvement Agreement
have been presented to the City Manager for approval and execution.
Tentative Subdivision Map No. 8796, upon which this Final Map is based, was
approved by Planning Commission Resolution No. 04-20 on March 16, 2004. The
property, southwesterly of Vineyards Parkway, consists of 42.12 acres and is
being subdivided into 78 lots and 8 non-buildable parcels by Shea Homes
(“Developer”). Per the Conditions of Approval of Tentative Subdivision Map,
the Developer will be extending all the utility lines to serve all its
custom home lots and the City-owned agricultural parcel with olives and
grapes for wine that consists of 4.30 acres of land.
The on-site improvements also include: 4,725 linear feet (“LF”) of
waterlines, 370 LF of non-potable waterlines, 4,365 LF of sanitary sewer
lines, 3,248 LF of storm drain pipes and 41 decorative street lights.
All streets are private and will be maintained by the Homeowners
This Final Map has been checked for conformance with the approved Tentative
Subdivision Map and all Conditions of Approval. The Developer has signed the
proposed Subdivision Improvement Agreement, the appropriate improvement
security (Faithful Performance and Labor & Materials Bonds) has been posted,
and dedications for the appropriate roadways, parcels and easements have
In order for this Final Map to be recorded, the City Manager needs to
approve the Subdivision Map, accept the offers of dedication as shown on the
Subdivision Map and also execute the Subdivision Improvement Agreement for
Final Map No. 8910.
