SUBJECT: Notification of Minor Subdivision (MS) No. 364-05 Approval

In compliance with State Subdivision Map Act Section 66458 (d), and Municipal Code Section 16.166.010, please be advised that the above-referenced Subdivision Improvement Agreement has been presented to the City Manager for approval and execution. Additionally the Parcel Map has been submitted to the City Engineer for approval per Municipal Code 16.060.040 and is being presented for informational purposes.

Tentative Subdivision Map No. 8548, located east of Brentwood Boulevard and south of Sunset Road, upon which the Parcel Map is based, was approved by Planning Commission Resolution No. 05-45 on July 19, 2005.

The parcel map, which consists of 159.72 acres, is being subdivided into 7 parcels varying in size from 1.26 acres to 52.69 acres. 4 parcels will be retained by the developer for Phase I through V of the project, 1 parcel will be dedicated to the Brentwood Unified School District for the future Elementary School, and the remaining 2 parcels will be dedicated to the City of Brentwood for the future Fire Station and Detention Basin. The parcel map also dedicates the future Garin Parkway which will extend from the southerly property boundary to Sunset Road, and Sand Creek Road from the east and west project boundaries. A Subdivision Improvement Agreement has been prepared and appropriate bonds have been posted for the major infrastructure that will be constructed with this project.

This Parcel Map has been checked for conformance with the approved Tentative Subdivision Map and all conditions of approval. The Developer has signed the proposed Subdivision Improvement Agreement, the appropriate improvement security (Faithful Performance and Labor & Materials Bonds) has been posted, and dedications for the appropriate roadways, parcels and easements have been offered.

In order for this Parcel Map to be recorded, the City Manager needs to execute the Subdivision Improvement Agreement for Parcel Map MS No. 364-05.
