SUBJECT: Subdivision No. 8912 Final Map Approval
In compliance with State Subdivision Map Act Section 66458 (d), and
Municipal Code Section 16.165.030, please be advised that the
above-referenced Final Map and associated Subdivision Improvement Agreement
have been presented to the City Manager for approval and execution.
Tentative Subdivision Map No. 8470, upon which this Final Map is based, was
approved by Planning Commission Resolution No. 02-03 on January 15, 2002.
This is the second phase of the project, located south of Lone Tree Way and
east of Empire Avenue, consisting of 12.30 acres being subdivided into 43
lots and 1 park parcel and is being developed by Mission Peak Construction
Inc. Per the conditions of approval of the Tentative Subdivision Map, the
Developer is responsible for the construction of Lone Tree Way on the south
half along their entire project frontage, as well as landscaping and
irrigation of the median and parkway area. The developer is also required to
improve Empire Avenue on the east half as well as landscaping and irrigation
in the median and parkway areas along the project’s entire frontage. These
two roads have been constructed and are open for traffic. The landscaping on
both roads is currently under construction.
This Final Map has been checked for conformance with the approved Tentative
Subdivision Map and all conditions of approval. The Developer has signed the
proposed Subdivision Improvement Agreement, the appropriate improvement
security (Faithful Performance and Labor & Materials Bonds No’s. 2085178 in
the amount of $1,078,400 for In-Tract Phase II Improvements) has been
posted, and dedications for the appropriate roadways, parcels and easements
have been offered.
In order for this Final Map to be recorded, the City Manager needs to
approve the Subdivision Map, accepting the offers of dedication as shown on
the Subdivision Map and also execute the Subdivision Improvement Agreement.
