SUBJECT: Subdivision No. 8671 Final Map Approval

In compliance with State Subdivision Map Act Section 66458 (d), and Municipal Code Section 16.165.030, please be advised that the above-referenced Final Map has been presented to the City Manager for approval.

Tentative Subdivision Map No. 8671, upon which this Final Map is based, was approved by Planning Commission Resolution No. 03-56 on August 5, 2003. The property located west of Brentwood Boulevard, south of Sand Creek Road and east of Business Center Drive, consisting of 7.63 acres being subdivided into 13 lots, is developed by CP Management, LLC. Per the conditions of approval of the Tentative Subdivision Map, the Developer will be constructing landscaping and completing irrigation in the parkway area of Technology Way, Technology Court, and Business Center Drive.

This Final Map has been checked for conformance with the approved Tentative Subdivision Map and all conditions of approval. The Developer has not signed the proposed Subdivision Improvement Agreement. The Improvements for this subdivision have already been installed. Therefore, the Subdivision Improvement Agreement is not necessary. The appropriate improvement security (Cash Bond of $35,530 for landscaping improvements) has been posted, and dedications for the appropriate roadways, parcels and easements have been offered.

In order for this Final Map to be recorded, the City Manager needs to approve the Subdivision Map, accepting the offers of dedication as shown on the Subdivision Map.
