SUBJECT: Subdivision No. 8545 Final Map Approval
In compliance with State Subdivision Map Act Section 66458 (d), and
Municipal Code Section 16.165.030, please be advised that the
above-referenced Final Map and associated Subdivision Improvement Agreement
have been presented to the City Manager for approval and execution.
Vesting Tentative Subdivision Map No. 7690, upon which this Final Map is
based, was approved by Planning Commission Resolution No. 93-2 on January
19, 1993. The property, located at the southwest corner of Foothill Drive
and Spyglass Drive, consisting of 11.53 acres being subdivided into 38 lots,
is developed by Lafferty Homes.
There is a note on this map that building permits will not be issued for
lots encumbered by Flood Control Easement (4692 OR 455) until such time as
the easement has been quitclaimed. The lots affected by this easement are: 1
through 13 and 28 through 38.
This Final Map has been checked for conformance with the approved Vesting
Tentative Subdivision Map and all conditions of approval. The Developer has
signed the proposed Subdivision Improvement Agreement, the appropriate
improvement security (Faithful Performance and Labor & Materials Bonds No.
2085175 for on-site improvements) has been posted, and dedications for the
appropriate roadways, parcels and easements have been offered.
In order for this Final Map to be recorded, the City Manager needs to
approve the Subdivision Map, accepting the offers of dedication as shown on
the Subdivision Map and also execute the Subdivision Improvement Agreement.
