Approve a Resolution accepting the right-of-way offers of dedication in-fee;
accepting easements, abutter’s rights and sub-surface mineral and water
rights as shown on the Final Map; and accepting all on and off-site public
improvements for maintenance; accepting the Subdivision Maintenance Bonds
and releasing the Subdivision Improvement Securities for Lyon Rhapsody,
William Lyon Homes, Subdivision No. 6665, located east of Brentwood
Boulevard and south of Sand Creek Road.
On March 3, 1987, by Resolution No. 87-10, Planning Commission approved
Tentative Subdivision Map No. 6665, with conditions.
On January 9, 2001, by Resolution No. 2215, City Council approved Final Map
Subdivision No. 6665, accepting the improvement securities and approving the
Subdivision Improvement Agreement.
This subdivision, located east of Brentwood Boulevard, south of Sand Creek
Road and north of Village Drive, contains 81 single-family residential lots.
All public improvements required by the conditions of approval for this
subdivision have been constructed and inspected for conformance with the
approved improvement plans including sewer, water and storm drain lines,
sidewalk, paving, streetlights and fiber optics. William Lyon Homes has
provided Maintenance Bonds to cover the twelve-month warranty period for the

When the Final Map was approved by City Council, the right-of-way offers of
dedication were accepted subject to acceptance of improvements. The
improvements are now installed to support the new lots; therefore it is the
appropriate time to accept the improvements, rights-of-way and easements as
offered on the Final Map.
Upon acceptance of improvements the City will incur annual costs in the
amount of approximately $15,000 associated with necessary maintenance of
streets, landscaping and utilities. Routine roadway maintenance will be
funded by the general fund, Measure “C”, gas tax and sewer and water
maintenance funded through their respective enterprise funds. Lighting and
Lighting Assessment District (LLD No. 00-2) has been formed for this
subdivision and will be responsible for the street lighting and landscape

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF BRENTWOOD APPROVE A
RESOLUTION ACCEPTING THE RIGHT-OF-WAY OFFERS OF DEDICATION IN-FEE; ACCEPTING
EASEMENTS, ABUTTER’S RIGHTS AND SUB-SURFACE MINERAL AND WATER RIGHTS AS
SHOWN ON THE FINAL MAP; AND ACCEPTING ALL ON AND OFF-SITE PUBLIC
IMPROVEMENTS FOR MAINTENANCE; ACCEPTING THE SUBDIVISION MAINTENANCE BONDS
AND RELEASING THE SUBDIVISION IMPROVEMENT SECURITIES FOR LYON RHAPSODY,
WILLIAM LYON HOMES, SUBDIVISION NO. 6665, LOCATED EAST OF BRENTWOOD
BOULEVARD AND SOUTH OF SAND CREEK ROAD.
WHEREAS, on March 3, 1987, Planning Commission of the City of Brentwood
approved Resolution No. 87-10, approving Tentative Map Subdivision No. 6665,
with conditions; and
WHEREAS, on January 9, 2001, City Council approved Resolution No. 2215,
approving Final Subdivision Map No. 6665, accepting the improvements
securities and approving the Subdivision Improvement Agreement; and
WHEREAS, the required public improvements have been completed and are in
conformance with the approved improvement plans.
NOW, THEREFORE BE IT RESOLVED by the City Council of the City of Brentwood
that the public improvements for maintenance and all offers of dedication
for rights-of-way, easements and parcels of land intended for public use as
shown on the Final Map are hereby accepted.
BE IT FURTHER RESOLVED that the Maintenance Bonds to guarantee against
defects in material and workmanship for a period of twelve months are hereby
BE IT FURTHER RESOLVED that the Subdivision Performance and Payment Bonds
will be released within sixty (60) days of the passage of this Resolution.
BE IT FURTHER RESOLVED that the City Council of the City of Brentwood
directs the City Clerk to file this Resolution with the Recorder of Contra
