SUBJECT: Subdivision No. 8561 Final Map Approval

In compliance with State Subdivision Map Act Section 66458 (d), and Municipal Code Section 16.165.030, please be advised that the above-referenced Final Map and associated Subdivision Improvement Agreement have been presented to the City Manager for approval and execution.

Vesting Tentative Subdivision Map No. 8561, upon which this Final Map is based, was approved by Planning Commission Resolution No. 03-72 on September 22, 2003. The property, located north of Lone Tree Way and east of the Union Pacific Railroad, consisting of 133.4 acres is being subdivided into 281 lots and is being developed by Pulte Homes. Per the conditions of approval of the Tentative Subdivision Map, the Developer will construct 511 residential lots (281 with this phase), design and construct and remove the Interim Lone Tree Way, design and construct a traffic signal on Lone Tree Way at the intersection of Medallion Way and Lone Tree Way, construct Neroly Road along northerly project frontage and install 1,930 linear feet of 36” waterlines on Neroly Road.

This Final Map has been checked for conformance with the approved Tentative Subdivision Map and all conditions of approval. The Developer has signed the proposed Subdivision Improvement Agreement, the appropriate improvement securities (Faithful Performance and Labor & Materials Bonds No. SU5006124 for on-site improvements and 6272694 for Neroly Road improvements) has been posted, and dedications for the appropriate roadways, parcels and easements have been offered.

In order for this Final Map to be recorded, the City Manager needs to approve the Subdivision Map, accepting the offers of dedication as shown on the Subdivision Map and also execute the Subdivision Improvement Agreement.
