SUBJECT: Subdivision No. 8551 Final Map Approval
Pursuant to Municipal Code Section 16.165.030 please be advised that the
above-referenced Final Map and associated Subdivision Improvement Agreement
have been presented to the City Manager for approval.
Tentative Subdivision Map No. 8551, upon which this Final Map is based, was
approved by Planning Commission Resolution No. 02-30 on July 16, 2002. The
property, consisting of 10 acres being subdivided into 120 lots, is
developed by Claremont Homes. Per the conditions of approval of the
Tentative Map, the developer has constructed Sand Creek Road frontage
improvements from O’Hara Avenue, easterly to the project entrance at
Business Center Drive, including the traffic signal at the entrance
intersection. In accordance with Redevelopment law, this project is
providing 15% affordable housing for the community.
This Final Map has been checked for conformance with the approved Tentative
Map and all Conditions of Approval. The Developer has signed the proposed
Subdivision Improvement Agreement, improvement security for public
improvements (Faithful Performance and Labor & Materials Bonds in the amount
of $594,012.00) has been posted, and dedications for the appropriate
roadways, parcels and easements have been offered.
In order for the Final Map to be recorded, the City Manager needs to approve
the Subdivision Map, accepting the offers of dedication as shown on the
Subdivision Map and also execute the Subdivision Improvement Agreement.
