SUBJECT: Subdivision No. 8529 Final Map Approval

Pursuant to Municipal Code Section 16.165.030, please be advised that the above-referenced Final Map and associated Subdivision Improvement Agreement have been presented to the City Manager for approval.

Vesting Tentative Subdivision Map No. 8529, upon which this Final Map is based, was approved by Planning Commission Resolution No. 01-67 on September 18, 2001. The property, located at the northwest corner of Sand Creek Road and Minnesota Avenue, consists of 20.35 acres being subdivided into 56 lots, is developed by Ponderosa Homes. Per the conditions of approval of the Tentative Map, the developer will be finishing improvements on the north side of Sand Creek Road, west side of Minnesota Avenue and the Sand Creek Road-Minnesota Avenue intersection. The development will also include a dog park for the use of Brentwood residents.

This Final Map has been checked for conformance with the approved Tentative Map and all Conditions of Approval. The Developer has signed the proposed Subdivision Improvement Agreement, improvement security (Faithful Performance and Labor & Materials Bonds in the amount of $2,891,920.06) has been posted, and dedications for the appropriate roadways, parcels and easements have been offered.

In order for the Final Map to be recorded, the City Manager needs to approve the Subdivision Map, accepting the offers of dedication as shown on the Subdivision Map and also execute the Subdivision Improvement Agreement.
