SUBJECT: Subdivision No. 8281 Final Map Approval
In compliance with State Subdivision Map Act Section 66458 (d), and
Municipal Code Section 16.165.030, please be advised that the
above-referenced Final Map and associated Subdivision Improvement Agreement
have been presented to the City Manager for approval and execution.
Tentative Subdivision Map No. 8281, upon which this Final Map is based, was
approved by Planning Commission Resolution No. 01-22 on July 17, 2001. The
property, consisting of 44.03 acres being subdivided into 130 lots in three
(3) phases, is developed by Warmington Homes. Per the conditions of approval
of the Tentative Subdivision Map No. 8281, the Developer will be
constructing (a) Lone Tree Way on the south half (northern frontage), (b)
Fairview Avenue realignment from Lone Tree Way to where realignment meets
existing Fairview Avenue improvements and (c) a trail in the areas of ECCID
and EBMUD right-of-ways. Since the Fairview Avenue realignment from Lone
Tree Way to the easterly project frontage was constructed by CIP Project No.
336-3127, Warmington Homes shall pay the City of Brentwood their fair share
of the cost.
This Final Map has been checked for conformance with the approved Tentative
Subdivision Map and all conditions of approval. The Developer has signed the
proposed Subdivision Improvement Agreement, the appropriate improvement
security (Faithful Performance and Labor & Materials Bonds No. 2123183 in
the amount of $1,264,755 for Phase I and Lone Tree Way Improvements) has
been posted, and dedications for the appropriate roadways, parcels and
easements have been offered.
In order for this Final Map to be recorded, the City Manager needs to
approve the Subdivision Map, accepting the offers of dedication as shown on
the Subdivision Map and also execute the Subdivision Improvement Agreement.
