SUBJECT: Subdivision No. 8661 Final Map Approval
In compliance with State Subdivision Map Act Section 66458 (d), and
Municipal Code Section 16.165.030, please be advised that the
above-referenced Final Map and associated Subdivision Improvement Agreement
have been presented to the City Manager for approval and execution.
Vesting Tentative Subdivision Map No. 8661, upon which this Final Map is
based, was approved by Planning Commission Resolution No. 02-84 on December
17, 2002. The property, consisting of 10.3 acres being subdivided into 45
lots, is developed by Braddock & Logan Group. Per the conditions of approval
of the Tentative Map, the Developer will be constructing Central Boulevard
widening and Fairview Avenue widening along the entire property frontage,
including the Catholic Church site.
This Final Map has been checked for conformance with the approved Tentative
Map and all conditions of approval. The Developer has signed the proposed
Subdivision Improvement Agreement, provided the appropriate improvement
security (Faithful Performance and Labor & Materials Bonds No. 208 31 14 in
the amount of $1,049,110.70 for In-Tract Improvements; Faithful Performance
and Labor & Materials Bonds No. 208 31 15 in the amount of $317,111.19 for
Fairview Avenue Improvements and Faithful Performance and Labor & Materials
Bonds No. 208 31 16 in the amount of $680,465.12 for Central Boulevard
Improvements) which have been posted, and dedications for the appropriate
roadways, parcels and easements have been offered.
In order for the Final Map to be recorded, the City Manager needs to approve
the Subdivision Map, accept the offers of dedication as shown on the
Subdivision Map and also execute the Subdivision Improvement Agreement.
