RECOMMENDATION
Award the construction contract for the Building Improvements at 118 and 120 Oak Street, CIP Project No. 336-3090, to The McDonald Glen Co. of Manteca and authorize the City Manager to execute the agreement and necessary documents in the amount of $416,019.00 and grant the City Manager authority to execute change orders up to 10% of the contract amount.

PREVIOUS ACTION
On May 22, 2001, City Council authorized staff to solicit bids for building improvements, (structural upgrades and fašade improvements) for the City owned building at 118 and 120 Oak Street. 

BACKGROUND
At the bid opening on June 15th, five (5) bids were received. The bids were reviewed and the lowest responsible bid was received from The McDonald Glen Company, in the amount of $416,019.00.

The 5 bids were:

Brco Construction $459,000.00
American Construction Co. $458,333.00
The McDonald Glen Company $416,019.00
Ramlor Construction, Inc. $499,000.00
Melloni Construction Incomplete

This building improvement project was approved in the 2001/2006 Capitol Improvement Program Budget, for construction this fiscal year, in the amount of $530,000.00. Staff will be returning to Council to bid interior improvements when the existing tenants vacate the building space.
