Subject/Title:     Feasibility Studies for Sunset Road Property

Authorize the City Manager to execute contracts to determine the feasibility of developing the property that the City owns on Sunset Road.




The City owns a 40-acre and a 26-acre parcel of land on Sunset Road south of the wastewater treatment plant. The 40-acre parcel is vacant except for a pre-engineered steel structure being used for city vehicle maintenance. The 26-acre parcel is partially used for three baseball fields.  The following parties are interested in using part of the combined 66-acre site.

  •       Public Works Corporation yard and solid waste expansion.

  •       Parks and Recreation expansion of lighted sports fields.

  •     Economic Development has several businesses that are looking for a site that is compatible with medium industrial uses. These include the following:

  •    Potential relocation of Brentwood Readymix Concrete.  

  •     A proposed lumber mill.

  •    Several businesses that require outdoor storage yards.  

Attached is an organizational sketch that appears to meet the requirements of the various parties interested in the site. This sketch needs to be refined in order to determine the infrastructure requirements and costs for the proposal. This information is necessary to determine the financial feasibility of developing the site for these purposes. The following work is anticipated.

  •       Site Survey.

  •       Master Plan Design.

  •       Phase I Toxic Report.

  •       Infrastructure Cost Analysis.

The cost of this work is anticipated not to exceed $25,000. The proposed funding source is the City Council Contingency fund.
