REQUEST FOR COUNCIL ACTION
On March 24, 1998, the City Council passed Resolution No. 98-01, approving the Final Map of Subdivision 8011,Greystone Homes, accepting the offers of dedication shown thereon, accepting the improvements, accepting the improvement security and approving the Subdivision Improvement Agreement.

landscaping Performance and Payment Bonds for Subdivision 8011, Greystone
Homes, and authorizing the Mayor and City Clerk to execute the same.
The Final Map is located at the northwest corner of Fairview Avenue and San Jose Avenue, and was recorded on May 19, 1998, in Book 400 of Maps, at page 11, Contra Costa County records. The subdivision contains 75 single-family residential lots. In conjunction with the Final Map, the developer provided landscaping Performance and Payment Bonds for these on-site improvements. A final inspection of the landscape improvements found them to be completed in conformance with the approved improvement plans.
The passage of the resolution for this agenda item is subject to receipt of an acceptable letter of agreement from Greystone Homes confirming their agreement to complete the Landscaping Improvements on streets: Alder Creek Way, Shadowcliff Way, Vale Court and Highland Drive in Subdivision 7995 as agreed upon in the meeting between the City of Brentwood and Greystone Homes on December 20, 1999.
The developer of Subdivision 8011, Greystone Homes, has already provided a landscaping Maintenance Bond to cover the twelve-month warranty period for these improvements. A Lighting and Landscape Maintenance District has been formed for this subdivision and will be responsible for the street lighting and landscape maintenance.

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF BRENTWOOD ACCEPTING THE LANDSCAPE IMPROVEMENTS FOR MAINTENANCE, ACCEPTING THE MAINTENANCE BOND, AND RELEASING THE ASSOCIATED PERFORMANCE AND PAYMENT BONDS FOR LANDSCAPING FOR SUBDIVISION 8011
WHEREAS, on March 24, 1998, the City Council passed Resolution No. 98-01, approving the Final Map of Subdivision 8011, Greystone Homes, accepting the offers of dedication shown thereon, accepting the improvements, accepting the improvement security and approving the Subdivision Improvement Agreement; and
WHEREAS, the required public improvements have been completed in conformance with the approved improvement plans.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Brentwood, that the public landscaping improvements are hereby accepted for maintenance.
BE IT FURTHER RESOLVED that the Maintenance Bond to guarantee against defects in material or workmanship for a period of twelve months is hereby accepted.
BE IT FURTHER RESOLVED that the Subdivision Landscaping Performance and Payment Bonds will be released within sixty (60) days of the passage of this resolution.
BE IT FURTHER RESOLVED that the Subdivision Landscaping Maintenance Bond is hereby accepted.
